Living in West Ashley: What the Listings Don't Tell You
Price range: $320K–$750K. Local agent: David Okafor. Here's the honest guide to buying in West Ashley.
West Ashley gets underestimated. It's on the other side of the Ashley River from downtown, it has access to I-26 and I-526 for the airport and North Charleston, and the price per square foot is consistently better than Mount Pleasant or Daniel Island.
David Okafor handles West Ashley alongside James Island and investment properties. He's been buying and selling in this corridor for years and knows where the value pockets are — Bees Landing, Shadowmoss, and the Avondale neighborhood near the old Bi-Lo.
Avondale is West Ashley's trendy pocket — brewery, restaurants, the kind of place young professionals end up before they can afford downtown. Homes here are bungalows and post-war cottages, mostly $380K–$600K.
Shadowmoss and Snee Farm offer the suburban version — bigger lots, newer construction, golf course access. Families with school-age kids often land here for the combination of space and relative affordability.
The flip side of West Ashley is highway noise in some pockets near I-526. Worth knowing which streets have that issue before you tour. David will tell you. Not all agents will.
