Depends on where you're commuting. Boeing facility in North Charleston? Summerville or West Ashley. Downtown hospital or law firm? James Island or West Ashley. Bosch in Goose Creek? North Charleston or Summerville. Emily will map your commute from every neighborhood before you ever tour a house.

State ratings, GreatSchools scores, and standardized test results tell part of the story. But they don't tell you about wait lists for magnet programs, which school districts you can actually access from a given property, or how the parent community compares. Emily gives you all of it — including the honest assessment she wishes she'd had before moving.

It varies enormously by property. Some homes outside of FEMA flood zones need no flood insurance. AE zone properties require lender-mandated flood insurance that can add $1,500–$5,000+ annually. Kiawah Island and waterfront properties require separate wind and flood policies. We look at every property's flood zone before you make an offer — no surprises at closing.

Yes. Emily has helped buyers close on Charleston homes without ever visiting in person — using virtual tours, video walkthroughs, and trusted inspection teams. That said, most buyers prefer to fly in for at least one in-person visit, especially for a purchase above $500K. We make that one visit count.
